Northern money flows quietly to Hoi An

“My parents have just decided to move to Hoi An to live permanently.” That’s the story I heard from a friend after a weekend getaway. Two elderly people in their 60s, who had lived in Hanoi all their lives, made a decision that surprised their children and grandchildren after just a few days in Hoi An: to leave the city and find a quiet place to live out their old age. It sounds emotional, but when you break down each reason, you realize that behind it is a very sober mindset – a different approach to investing in assets and choosing a long-term destination.

From vacation needs to long-term asset accumulation strategy

Hoi An, known as a heritage tourism city, is quietly but profoundly changing its role on the real estate map. Not only attracting tourists, this place is witnessing the increasingly clear appearance of new residents - people from large cities in the North, especially Hanoi, who are ready to move in search of living space, while restructuring their investment portfolio towards a more stable and sustainable direction.

It is no coincidence that Hoi An has become a favored destination for investors in the North. The favorable location factor is a big plus. Only one hour flight from Hanoi, plus about 30 minutes from Da Nang airport, Hoi An is close enough to control the property, but also far enough to create a sense of isolation and tranquility. This is the ideal distance for the second home ownership model, both serving the need for rest and being able to operate when not in use.

Opportunities from inter-regional infrastructure and strategic planning

Not only possessing a favorable geographical location, Hoi An is currently located in the key development axis of the Central Coast region. A series of infrastructure drivers and policy orientations have been gradually shaping a new growth belt, converging tourism, economic and long-term settlement factors.

Notably, the proposal to merge Quang Nam province into Da Nang city, making Hoi An a part of the future megacity - which is expected to become a new growth pole in the national tourism development strategy. In addition, the urban railway project connecting Hoi An - Da Nang is being evaluated as a "strategic boost", not only shortening the distance but also expanding inter-regional connectivity, helping to form a sustainable resort and accommodation network along the central coast.

The coastal road axis is also being expanded, combined with the planning of the ecological green corridor, contributing to creating an ideal land fund for large-scale resort urban areas. At the same time, Nguyen Chi Thanh route connecting through Tran Huy Hieu bridge will play an important gateway role, bringing visitors from the international airport and the center of Da Nang to the old town. Equally noteworthy is the dredging and clearing project of Co Co River - the vital waterway between Da Nang and Hoi An - which is expected to open up a riverside tourism chain, contributing to shaping a miniature "Oriental Venice" in Central Vietnam.

For Northern investors, this is the ideal time to shift cash flow into Hoi An.

In the context of increasingly complete infrastructure, the price level in Hoi An is still relatively low compared to resort cities such as Nha Trang, Phu Quoc or Da Nang itself. However, with the speed of international tourism recovery, the rate of long-term stays increasing steadily and the supply of real estate with clear legal status becoming increasingly scarce, the value of real estate in Hoi An is considered to be entering a new growth cycle.

For investors in the North, this is an ideal time to shift capital flows. They are used to a market with high prices, strict legal regulations and increasingly thin profit margins. Meanwhile, Hoi An offers an option that is both easy to access and fully converges the factors for accumulation and practical exploitation. In particular, the investment mindset of the new generation of investors no longer focuses on the "surfing" factor but focuses on assets with real use value: both for relaxation, for rent, and for leaving to the next generation.
